We can phase the work so part of the building stays usable, and we will say first whether a coating or targeted repair buys you more years.

How much does it cost to replace a roof in Honolulu?

There is no single figure: material, size and pitch, decking condition, access and permits all move it. The only accurate answer for your house comes from a free estimate.

Do you need a permit to replace a roof in Hawaii?

On Oahu, it depends on the building and the work. Honolulu does not require a permit to re-roof a house or a garage when the work does not affect the roof’s structure. Structural repairs, and roofs on other kinds of buildings, do need one. We check which applies, and pull the permit when the job needs one.

Should a 20-year-old roof be replaced?

Not automatically. Asphalt shingle roofs in Hawaii reach the end of their service life sooner than they do on the mainland, because of UV and salt. Tile and metal run longer. Age is a reason for a roof inspection, not a replacement.

What is the 25% rule for roofing?

It is an industry guideline, not a building code: if more than about a quarter of a roof is damaged, replacing it usually makes more sense than a roof repair.

How long does a replacement take?
